DSCR Loan Broker Checklist

A checklist for brokers collecting information on rental-property DSCR loan requests and preparing files for private lender review.

Property information

  • Property address, type, units, and occupancy status.
  • Purchase price, current value estimate, or refinance payoff.
  • Property condition, photos, and recent improvements.
  • Insurance, taxes, HOA dues, and other recurring expenses.

Rental income and DSCR support

DSCR files depend on the relationship between property income and debt service. Brokers should collect rent and expense support early.

  • Current leases and rent roll.
  • Market rent support if vacant or under-rented.
  • Short-term rental income documentation, if applicable.
  • Expense estimates and property management details.

Borrower and entity details

  • Borrowing entity documents.
  • Principal and guarantor information.
  • Credit, liquidity, reserves, and experience if requested by the lender.
  • Ownership structure and vesting expectations.

Loan request details

  • Requested loan amount and purpose.
  • Purchase, rate-term refinance, cash-out refinance, or portfolio request.
  • Target closing date and payoff requirements.
  • Desired term, prepayment expectations, and escrow preferences.

Prepare for lender matching

Different DSCR lenders have different minimum credit, DSCR, property type, geography, lease, and reserve requirements. Track the lender box before sending the file.
